  • Do I need to obtain a permit to replace my deck?
    It would depend on which City or Township you reside in. Normally, if your existing deck has a railing or is 30 inches above grade, chances are that you will need to obtain a permit.
  • Who is responsible for getting the permit?
    The person who is doing the work is responsible for obtaining the permit. As a contractor, you need to be in good standing, licensed, and insured. Of course, it takes additional work to qualify these items and takes the time and skill to provide accurate codes and copies of blueprints.
  • Are ledger boards still allowed?
    Most of the common codes regulated by the various cities and townships require the deck structure to be supported independently of the home. In certain circumstances, ledger boards are still allowed. Normally, it would take a licensed architect to design or stamp loads for those special cases.
  • Why are Ledger boards not commonly used?
    Safety is the main reason. Ledger boards that are not correctly assembled or installed properly can fail. This may lead to a tipping hazard and ultimately deck failure.
  • I live in a condominium and have my Homeowners Association's permission for my deck. Do I need a permit?
    Yes. The building department of your city or township supersedes your condominium’s HOA. The building department’s job is to conduct inspections and ensure that the construction is done properly and safely. Chances are you will need both your HOA’s permission, along with a permit from your city or township.
